  • Developed an RFP, recommended engineering firm and oversaw the repaving of entire road system  
  • Developed and implemented a roof replacement system in which 1/3 of all 180 roofs were replaced, and created a plan and timing sequence for the balance of the roofs.  
  • Implemented a program of oversight to enhance the quality of the security service in the community.
  
  • Hired and oversee the first site engineer (super), directly responsible for the improvement of the quality and timeliness of repairs and a reduction in annual costs.
  
  • Worked with Board to replace pool deck.  
  • Worked with the Board to implement a pond dredging program  
  • Implemented a best methods program for the maintenance of the grounds.
  
  • Developed program to resurface roads
